We have handled a large number of commercial property transactions particularly in the retail sector.  Services include new leases, assignment of leases, underletting, sub-leases, rent review, and extension of tenancy.  We also deal with planning applications and appeals and licensing applications and appeals.  Our experience covers the acquisition and disposal of all types of interest in real estate from transactions involving property portfolios to discrete sales and purchases, every aspect of development including planning, environment, construction and taxation issues, real estate finance, advising owners, lenders, borrowers, equity investors, lead managers and others on all aspects of financing, secured lending and securitisation.

Residential

For residential property transactions, we handle routine conveyancing for buyers and sellers. This includes freeholds as well as leaseholds whether it is an assignment of an existing lease or negotiating a new lease.  We are also able to draft assured shorthold tenancy agreements and long lease agreements.  Other property matters include registration of interests at the Land Registry, HIPs and Stamp Duty Land Tax.

Construction

We also have expertise on engineering, procurement, installation and commission major projects.  We have handled and managed claims and counter-claims arsing from projects and are able to represent clients at adjudication.  Our construction contracts can range from major infrastructure provision and power and energy projects to inner city development and regeneration.

Landlord & Tenant

We offer a comprehensive range of services for landlords and tenants, both corporate and private and including Housing Associations and Local Authorities. Our advice covers the whole range of landlord and tenant matters from the creation and disposal of leasehold interests to ongoing management issues, possession proceedings including forfeiture and mortgage re-possession, breaches of tenancy agreement including nuisance, disrepair and dilapidations, service charge problems and all aspects of property litigation.  We act for landlords, tenants and lenders.

International

We have also had experience with conveyance and construction in Brazil.  Our associate offices are able to assist us in carrying out searches, negotiating a number of contracts and registering interests in properties.  We have acted in both commercial and residential transfers and also issued litigation in respect of recovery of monies paid for property, where the client has acted without legal advice.
